1. Pre-home inspections: For homes that haven’t been updated in several years or need a lot of work, have a home inspection done by a reputable home inspector prior to putting the house on the market and provide to buyers as an attachment to the seller disclosure. Either fix anything major, and state that in the seller disclosure, or sell the house in as-is condition. This will avoid buyers negotiating your already discounted price. Even if your house has been updated, but you haven’t had an inspection done in several years, it’s not a bod idea to have a pre-listing home inspection that you attach as part of the seller disclosure. This way you have the option of fixing issues ahead of time, and all other issues will have been disclosed. Surprise free inspections are a good thing!

2. Check your mortgage balances: Home equity lines of credit count! If there is a possibility that your home’s value is less than your mortgage balance, and you don’t have the funds to make up the difference, we can guide you through the process and help you with your options. Same if you are behind in your payments. Foreclosure should be your LAST resort. Short Sales are a better way to go!

3. Before you start investing money fixing your house up for sale, consult with KAREN – your real estate professional.

At my listing consultation, we first walk through your home together, and I will advise you how to prepare your home to put on the market. Sometimes pulling up old carpet or a fresh coat of paint can hugely increase your profit. If appropriate, I will recommend a stager to really maximize your profits.

During my consultation, I will give you all of the information and statistics that you need to gain a clear understanding of the market in your particular neighborhood, we will discuss timing, and go over a personalized marketing, pricing, and timing strategy to get your home sold quickly and for the best price possible.

When you list with me, you also get my administrative team who makes sure that my listings get full exposure with other realtors who have buyers in the area. Other clients can tell you how I target the Internet with videos and social media marketing campaigns. We also email them the property brochure as well as the unbranded links to your tour and floor plan so they can forward your property on to their buyers.

I hire a professional photographer to showcase your home – he uses a wide-angle lens and spends hours shooting and editing photos of your home. My photographer brings out the best in each of my listings. He will make sure that wed showcase your home in the best possible way, even ensuring outdoor shots with blue skies, and returning to redo the exteriors of your house as needed.

I will have virtual tours and professional photos of your house, automatically link to www.allentate.com and 5,000 other websites (Zillow, trulia, realtor.com). I’m a preferred Realtor with Realtor.com getting the maximum exposure for your listing.
